Taking the time to prepare and present your property For Sale is the key in achieving the best possible price. Small improvements and a thorough clean and tidy up prior to listing can make a huge difference in your sale price.

How you present your property can really resemble how the property has been looked after and maintained. A neat and well-presented home tells buyers that you care for and love the home you're living in.

Obtaining a Building and Pest Inspection prior to selling is a big plus for your agent to show to the buyers. Also writing down all inclusion of fitting and fixtures is helpful. If you have a pool and/or completed any extensions such as decks and pergola's, have these certificates ready too. If you're selling a Townhouse, Apartment or unit its a great idea to have ready the 206 disclosure statement which must be accompanied with all sales contracts before signing. These documents will also notify all buyers the body corporate levies and sinking fund available.

A few simple things we recommend are tidying up yards, steam cleaning and deodorizing carpets, a quick coat of paint over marked walls, fixing up minor household problems, cleaning out and clearing of cluttered cupboards,  benches and unnecessary furniture.

Be sure you replace burnt out light bulbs so your home will be fully lit and have a welcoming glow even in the evening or on a cloudy day.

Did you know that mirrors can actually give the illusion of a larger room? Even if your house is small, you can open it up with a few strategically placed mirrors. Horizontal designs are some of the best and they can offer a look that turns a small room into an open and airy spot.


Create Appeal by Maximizing Space and Minimizing Clutter

  • Create the illusion of space by rearranging the furniture. Try different combinations or remove and store pieces that make it feel crowded.
  • Arrange the furniture in living areas into intimate groupings that suggest entertaining and ideal conversational settings.
  • Add decorative pillows and slipcovers in warm neutral tones to hide flaws and make pieces blend.
  • Eliminate clutter. Store or get rid of appliances, gadgets, newspapers, mail or anything that takes up space or distracts attention.
